Maryville, TN Fence Rules
Maryville Fence Rules, in Plain English
Do you need a permit? How tall can it be? How close to the street? Here is what the City of Maryville says, and what to check next.

The Short Answer
Most Maryville Homes Don't Need a Fence Permit
The City of Maryville does not require a permit for a standard fence at a single-family or two-family home. That is good news. But the city still has rules about height and where the fence can go. If your home is in a historic district, you need approval first.
Here is the quick checklist:
- Backyard fence up to 6 feet tall.
- Front yard fence at least 5 feet back from the street right-of-way.
- istoric district? Get Historic Zoning Commission approval first.
- Call TN 811 before anyone digs. (We do this for you.)
- Check your HOA rules too.

Maryville Fence Rules at a Glance
For single-family and two-family homes inside Maryville city limits.
Permit
No permit needed for a standard residential fence outside a historic district. You still must follow the rules below.
Backyard height
Up to 6 feet. A fence over 6 feet is treated as an accessory structure and must meet accessory setback rules.
Side and rear lines
Fences 6 feet and under may run along side and rear property lines.
Front yard
Must sit at least 5 feet back from the street right-of-way. Chain link may extend to the boundary with City Engineer approval.
Historic districts
Get Historic Zoning Commission approval before you build.
Safety
No barbs, spikes, razor wire or electric fence. Do not block sight lines at corners or traffic signs.
Commercial and apartments
Businesses and buildings with 3 or more units follow different rules. Landscape screening may be required next to homes.

Know Where Your Property Line Is
The city puts it on you to know your property line. If you are not sure, look at your plat or closing papers, or hire a surveyor. A fence that lands on your neighbor's side can cost you the fence. Bryant Fence does not do surveys, but we will tell you when one is a good idea.
Corner Lots in Maryville
If you live on a corner, keep the fence low near the intersection. Drivers need to see around the corner. A tall privacy fence can't block the view of the road or a stop sign.
HOA Rules Come on Top
Many Maryville neighborhoods have an HOA with its own fence rules. Royal Oaks, for example, has several HOAs. HOA rules can limit color, style and height and often need approval before you build. Get your HOA approval in writing first.
Pools
A pool fence should be at least 4 feet tall with self-closing, self-latching gates. Tennessee also has pool alarm rules for many pools built after 2011. See our aluminum and pool fence page for more.
